Inspiration & Vision

You have an idea. Maybe you drew a rough sketch on a napkin.  We happen to love napkin sketches – they tell us so much. When we first meet with a client we listen, intently. Your vision and goals are the essence of the project, and our job is to bring your ideas to life.

Programming

In addition to client meetings we study photos and images, make site visits and review budgets. Gathering information and diving into details ensures that we understand your vision and needs.

Schematics

Once we have established the project scope we begin design. This may include hand drawings, schematics, illustrations and initial concepts.

Design Development

Concepts are further refined into renderings, 3D models, CADD drawings and ultimately detailed construction plans and documents.

Construction Documents

Prior to breaking ground, final drawings are submitted to public agencies for code review and approval.

Working drawings are provided to your project team, including the contractor, civil and structural engineers, and electrical and mechanical contractors. We also perform a quality control check.

Bidding and Negotiation

The HGFA team oversees the bidding and negotiation phase to secure a final price, performance bond and contract for the general contractor.

Construction Administration

This is where your vision takes root. We act as your agent to hire a contractor, review contracts, coordinate schedules and other services through the construction process.
